Between-tenant repainting is a margin decision as much as a maintenance one. Repaint everything and the turnaround eats a month of rent. Repaint nothing and the unit sits on the market.

Always repaint

  • Any wall with visible mould, water staining or peeling
  • Kitchens and bathrooms, where grease and humidity accumulate
  • Walls with more than a handful of patched anchor points

Spot-treat instead

Isolated scuffs on a washable system usually clean off. Small nail holes in an otherwise sound wall can be filled and touched up in the same colour, provided you kept a record of the original paint.

Leave alone

Ceilings that are clean and unstained rarely need attention between tenancies, and they are disproportionately expensive to do.

Keep the turnaround short

A single-colour package on a washable system, booked as soon as the outgoing tenant confirms their move-out date, typically completes in 48 hours. Schedule the inspection before the unit is empty, not after.

Record what was used

Keep the paint brand, product and colour code on file. It converts the next turnaround from a full repaint into a touch-up.
